Commercial fit-outs
Ordinary demolition for a theatre or auditorium refurbishment
An auditorium refurbishment can change the foyer and ordinary room finishes while keeping the audience-room geometry, or it can follow a broader design-led reconfiguration. Separate those building interiors from specialist seating, stage and acoustic systems before preparing a removal enquiry.
Start with the intended audience layout
The designer determines circulation, room use and the proposed audience arrangement. Put that plan beside the existing foyer, washrooms, partitions and finish areas. It identifies ordinary building components that obstruct the new layout without assuming the whole venue must be stripped.
Separate specialist and ordinary packages
| Component | Responsible scope to establish |
|---|---|
| Seating and stage equipment | Appointed system provider's handling and installation work |
| Ordinary partitions and fixed joinery | Assessed building-interior removals |
| Floor, wall and ceiling finishes | Included layers and retained assembly boundaries |
| Structural or acoustic changes | Design and specialist requirements for the actual building |
Siteforce's commercial strip-out service does not imply stage rigging, seating-system dismantling or acoustic certification. Public-sector project examples elsewhere do not establish Siteforce procurement qualifications.
Compare a retained room with wider reconfiguration
In an illustrative retained-room refurbishment, specialist providers handle seating while selected foyer and washroom finishes change. The audience room's geometry remains a design constraint. A wider project may remove ordinary enclosures to change the entrance route, with separately reviewed structural changes where required.
The commercial ceiling guide helps define a ceiling endpoint. It cannot determine whether an auditorium assembly performs as intended or whether a proposed exposed ceiling is suitable.
Link the removal to the next trades
Identify the state in which each area is handed over, who receives it and who completes finishes or systems. The venue and project team control closures and return to use; demolition completion does not establish readiness for an audience.
Request an assessment with the location, design stage, ordinary removal list and GC or venue-project contact. Identify the specialist packages that must precede or meet the building work so their boundaries remain visible.
