Commercial fit-outs
Condominium lobby and amenity-area demolition
A lobby, corridor and amenity room are shared building spaces with different removal needs. Replacing a reception counter is not the same package as opening a larger amenity room or renewing a corridor floor. Define the common-property work with management and the project professionals before arranging ordinary interior demolition.
Divide the shared spaces by physical change
| Space | Possible removal package | Retained interface |
|---|---|---|
| Lobby | Selected fixed joinery and finishes | Entry doors, connected security and adjoining surfaces |
| Corridor | Agreed floor or wall finish layers | Suite entrances, thresholds and connecting routes |
| Amenity room | Reviewed partitions, ceilings or fixtures | Building structure and rooms still in use |
Ownership and approval decisions come from the authorised property parties. This comparison does not establish board rules or permission for a particular building.
Examine the route beyond the work area
Material may need to pass a concierge station, an entrance or another shared facility. Management and the project team resolve closures, separation and the route appropriate to each stage. Keeping one doorway open does not by itself establish a suitable resident access arrangement.
The shared loading guide can support route coordination if that existing guide matches the property; the scope must still identify the actual loading instructions. A floor renewal also needs the retained thresholds described before the receiving installer begins.
Compare renewal with reconfiguration
An illustrative lobby renewal might retain walls and doors while replacing fixed joinery and selected finishes. A reconfigured amenity room may remove ordinary partitions and expose adjoining ceiling and floor areas. The second option needs those edges reviewed even when the final decorative finish resembles the first.
For a room around a retained pool, use the narrower pool-area interior guide. Specialist pool systems and waterproofing remain separate.
Request the common-area assessment
Send Siteforce the room list, intended changes, retained building functions and the authorised management or GC contact. Include proposed access arrangements and receiving-trade requirements. Demolition completion does not itself reopen an amenity or complete its repair and installation work.
