Agree landlord witness points before finishes disappear

Some conditions are easiest to review after finishes are removed but before the next trade covers the area. Ask the landlord which of those moments it needs to witness. A witness point is a planned opportunity to inspect, not a guarantee that the work will be accepted.

Select the useful moments

Examples include an exposed base-building wall, retained service labels or the condition beneath removed millwork. Choose points connected to an actual landlord decision. Requiring attendance for every removal can make the process harder without improving the record.

Establish notice and attendance

Agree who requests the visit, what information accompanies the request and who may attend on the landlord's behalf. If the person cannot attend, obtain an agreed alternative rather than assuming silence means acceptance. Keep contractual notice requirements with the project documents.

Record the outcome by item

Note what was inspected, what remained hidden and what follow-up was requested. Separate acceptance of a visible condition from approval of work outside that review. Give the next trade the relevant outcome before it closes the area.

Questions about this topic

Does a photograph replace a witness visit?
Only if the authorised party accepts that method for the specific item. A photograph can support a record but may not show all the conditions that need review.
