Commercial fit-outs
The demolition contribution to a commercial-to-residential conversion
A commercial building proposed for residential use needs feasibility, design and approval decisions before its demolition scope can be settled. This guide starts with that professionally developed proposal. It does not decide whether a conversion is permitted, viable or financially suitable.
Translate the design into physical removals
Compare the current office or shop layout with the intended residential arrangement. Mark retained shell elements, partitions, ceilings and finish layers. Identify service-related openings only from the responsible design information; a future room name does not establish what existing construction can leave.
Siteforce assesses the accepted commercial strip-out portion and any separately reviewed structural demolition within its established scope. This is not a turnkey conversion offer.
Divide the project responsibilities
| Package | Decision needed |
|---|---|
| Ordinary interior removal | Exact components and retained boundaries |
| Structural alteration | Professional design and supporting requirements |
| Building systems | Responsible specialists' preparation, installation and testing |
| New residential construction | Receiving conditions, new assemblies and completion work |
These divisions prevent a broad description such as clear for apartments from absorbing design, system work and construction into demolition by implication.
Define a first assessed area
For an illustrative office conversion, a reviewed first-floor area may lose obsolete office partitions and selected ceiling finishes while specified structure remains. The receiving builder identifies the exposed conditions needed for the next stage. Another floor may contain different construction and cannot simply inherit the same removal instructions.
The project team controls access, occupancy arrangements and release of later areas. No standard rate of progress, high-rise equipment capability or large-project procurement qualification is claimed by this example.
Bring a coherent subcontract package
Request an assessment with the property, current/proposed plans, first work area and GC contact. Identify design decisions still outstanding. The whole-house interior guide concerns renovation of an existing house and should not be substituted for the conversion's own use and building review. Demolition completion is not residential occupancy approval.
