Commercial fit-outs
Comparing commercial premises before the fit-out is chosen
Two premises with similar floor areas can present different demolition requirements for the same business. One may retain useful staff rooms; another may have a more open sales area but an obsolete service counter or enclosure. Compare physical removal options before treating either space as a ready-made fit-out.
Put the intended layout on both premises plans
Use the same proposed functions: customer area, staff space, storage and circulation. Mark existing rooms that might be useful and those that obstruct the proposal. The designer determines whether each layout works; the removal assessment describes the consequences of that choice.
An illustrative comparison could show premises A retaining two staff rooms but removing old display joinery. Premises B may keep useful shop-floor finishes while removing several obsolete offices. These are different removal packages, not evidence that one property is a better investment.
Compare endpoints as well as quantities
| Item | Question to ask at both properties |
|---|---|
| Retained rooms | Do their doors and surrounding finishes fit the intended plan? |
| Floor coverings | Which layers leave and what condition is known beneath them? |
| Fixed counters | What services or supplier-owned items are connected? |
| Concrete or structural interfaces | What needs professional review before scope can be agreed? |
Unknown construction should remain visible as an uncertainty, not a favourable assumption in one option. The retail enquiry pack provides a consistent way to collect the current layout.
Avoid turning assessment into a lease decision
Landlord permissions, lease terms and the suitability of the proposed use belong with the appropriate advisers and authorised parties. Siteforce's assessment does not interpret the lease or predict fit-out savings. A clear removal comparison is only one input to the decision.
If the eventual choice retains most office rooms, use the office refurbishment guide. For a retail package, the retail strip-out service provides the enquiry route.
Request a comparable assessment
Contact Siteforce with the premises locations, intended layout and retained-item options. Describe the same receiving condition for each option and identify what still needs design or property approval.
