Retail strip-outs for tenant changes and renovations

Siteforce assesses retail fit-out removal for landlords, tenants and GCs in Markham and across the GTA. The package may cover fixed display fixtures, back-room partitions, ceilings and flooring. A change of tenant does not automatically authorise disposal of every item left inside the shop.

Match the scope to the shop's next layout

A retained-layout refurbishment may remove selected counters and finishes. A new store layout may also change fitting rooms, staff spaces and stockroom partitions. A landlord handback follows the agreed retained condition rather than a generic promise to return any premises to a shell.

List fixed fixtures separately from stock, loose furniture and supplier-owned display systems. Identify who authorises removal and who is collecting items that will be reused. The retail drawing-pack guide helps show current, removed and proposed conditions together.

Keep the frontage and common areas visible

The shopfront can include landlord-owned glazing, doors, signage connections and finishes beyond the tenant's area. Those interfaces require responsible-party review. Signage systems, storefront glazing and supplier teardown are not implied services within this ordinary retail package.

Include the route from the sales floor through the stockroom to the authorised loading point. A clear shop interior does not establish permission to use every mall or shared-building route. Access and any out-of-hours work depend on the actual property and assessed package.

Describe the receiving condition

For an illustrative refit, a retailer may retain the storefront and rear staff room but remove a display counter, fitting-room partitions and selected floor coverings. The new installer needs to know which floor and ceiling edges remain at those boundaries. Repairs and new fit-out are separately assigned.

When several locations are involved, use the retail programme guide to distinguish common requirements from property-specific conditions. One reviewed shop is not proof that every location has the same hidden construction.

Send the location and proposed removals, along with retained fixtures, landlord instructions and the GC or fit-out contact. Choose Commercial Strip-Outs in the enquiry flow. Flag unresolved ownership or design questions before treating them as authorised work.
