Commercial fit-outs
Food-court strip-out for the next tenant
A food-court unit has a tenant fit-out inside a much larger operating property. Its counter, preparation room and finishes may connect to centre-owned services and shared routes. The removal enquiry needs both the leased-unit boundary and the intended next operator's layout.
Separate three areas on the plan
Mark the tenant counter and back-of-house rooms, the centre's shared seating or circulation, and the points where building systems meet the unit. An instruction to remove the tenant fit-out does not authorise work on public seating or shared systems.
Compare a new operator retaining the counter position with a full internal reset. In the first, selected finishes or fixed joinery may change around retained equipment. In the second, the building package can be wider, but still follows specialist preparation and centre instructions.
Keep equipment and building work distinct
The responsible providers deal with equipment ownership, disconnection and handling. Refrigerant, grease, gas, suppression and shared-exhaust systems are not assumed parts of Siteforce's ordinary commercial strip-out service.
A counter can cross several responsibilities at once. Use the commercial-counter guide to describe the joinery and connected items. Keep the equipment destination in that discussion; something left by an outgoing tenant is not automatically authorised for disposal.
Agree the work route and the exposed boundary
Ask the centre contact to identify the accepted unit access and load-out arrangements. The assessed package and property instructions determine whether the proposed window works. This is not a promise of overnight completion or uninterrupted food-court operation.
In an illustrative changeover, the counter carcass leaves after connected items are addressed, while the shared storefront line and adjoining public floor remain. The receiving contractor needs the counter footprint and retained finish edge defined. Floor repair and the new counter installation remain separately assigned.
Send the operator and centre requirements together
Request an assessment with the unit location, proposed kitchen/counter arrangement, centre contact and retained items. If the project is a freestanding restaurant rather than a shared food-court unit, the restaurant strip-out page provides the broader room-based service path.
