Commercial fit-outs
Re-measure a partly stripped commercial unit before restarting
A partly stripped unit is difficult to describe as a percentage complete. The floor covering may be gone while its attached counter remains; a partition may have one face removed while the opposite room is untouched. Before a replacement demolition package is assessed, give the remaining physical work its own measured and labelled schedule.
Keep three quantities separate
| Record | What belongs in it | What it cannot establish |
|---|---|---|
| Previously specified work | The original plan references and intended removal limits | What was actually completed |
| Observed remaining work | Current room labels, remaining components and verified measurements | Concealed layers or authorisation to remove them |
| Loose material already removed | Identified debris and its agreed collection location | An additional quantity of standing demolition |
Use professional measurements where needed. Photographs can locate an item but should not be presented as a measured concealed quantity. Do not enter a restricted area to complete the schedule.
Describe partial assemblies by face and layer
For a partition, distinguish the remaining lining, frame and retained opposite finish. For a floor, distinguish covering already removed from another layer still awaiting assessment. For a ceiling, distinguish empty tile positions from an intact grid or an unresolved service above it. These descriptions let the responsible parties decide the next scope without interpreting the word unfinished differently.
The two-sided wall brief supports the first example. A partially exposed assembly still needs the appropriate material, service and structural review before further removal.
Compare the schedule in three restart situations
If the contractor changes but the design stays, reconcile the observed remainder against the current authorised plan. If the design changes, identify remaining components that are now retained rather than carrying them forward as outstanding demolition. If an unresolved condition stopped work, mark the affected assembly as awaiting direction and keep any independent, defined removals separate.
For an illustrative unit, the floor covering is already gone, the counter remains and one wall face is open. A useful new package counts the counter once, describes the remaining wall assembly and lists the existing debris separately. It does not charge the standing-removal schedule with the entire original floor area again or infer that exposed work is acceptable.
Issue the residual scope with its references
Use the drawing-release guide to identify the governing revision and observation date. Request a Siteforce assessment with that schedule, the unit address and authorised project contact. Previous contractual liabilities, warranties and disputed completed quantities require their relevant advisers; this schedule describes physical remaining work for a fresh assessment.
